A note, from Julia

Dear friend,

Whether you're searching for your first home, letting go of one full of memories, or simply keeping the one you love running well — this page is for you. It's everything we hand our clients, kept current and in one place: the honest numbers, the process in plain English, the people we trust, and the answers to the questions everyone actually asks.

No jargon. No pressure. Just the way we'd want it explained to us.

Buying

The road home, step by step

From first conversation to keys in hand — typically 30 to 45 days once your offer is accepted. We manage every deadline in between.

01

Find your agent

That part's done. Welcome.

02

Prepare finances

Credit, savings, and documents — see the checklist below.

03

Get pre-approved

Verified buying power in writing. Stronger than pre-qualified, and sellers know it.

04

Shop

We tour together, test the details, and read the neighborhood.

05

Make the offer

Priced from real recent sales and current activity — not guesswork.

06

Inspection

A professional look at everything, so you know what you're buying.

07

Negotiate repairs

We ask for what matters — as a fix or a credit.

08

Appraisal

Your lender confirms the price is fair.

09

Schedule the move

Utilities, warranty, walkthrough — we keep it all on track.

10

Closing day

Sign, celebrate, keys in hand.

What it really costs

Down payment
Often less than you think — VA & USDA $0 · FHA 3.5% · Conventional from 3%
Earnest money
Your good-faith deposit — credited back to you at closing
Closing costs
Plan on 2–5% of the loan amount; sometimes shared with the seller
Home inspection
$300–$500 — and worth every dollar
One honest thing about commissions: since the industry settlement, sellers may pay some, all, or none of your buyer's agent fee. We'll walk you through exactly how it works before you sign anything.
Selling

From listed to closed

Selling well is mostly done before the sign goes in the yard. Here's the shape of it — and what it actually costs.

01

The conversation

Your goals, your timeline, and an honest read of your home's value.

02

Price it right

Priced from real comparable sales — the first two weeks on market matter most.

03

Prepare & present

Smart fixes only, then photography that earns the showing.

04

List & show

We handle scheduling, feedback, and keeping your life livable meanwhile.

05

Offers & negotiation

Price is one term of many — we negotiate the whole picture.

06

Under contract

Inspection, appraisal, and repair requests — we manage each calmly.

07

Closing day

Sign, hand over the keys, and start the next chapter.

Questions, Answered

The things everyone asks

Buying

For buyers
How much do I need for a down payment?
Often far less than 20%. VA and USDA loans require nothing down, FHA starts at 3.5%, and conventional loans start at 3%. Your lender will match the loan to your situation.
Pre-approved vs. pre-qualified — what's the difference?
Pre-qualification is an estimate. Pre-approval means a lender has verified your income, assets, credit, and documents for a specific amount — and that's what makes sellers take your offer seriously.
What is earnest money?
A good-faith deposit that shows the seller you're serious. It isn't extra cost — it's credited back to you at closing.
Who pays my agent?
Since the industry settlement, sellers may pay some, all, or none of the buyer's agent fee — it's negotiated deal by deal. We explain exactly how it works in your situation before you sign anything.
How long does it take to close?
Typically 30–45 days from accepted offer to keys. Inspections, appraisal, and loan underwriting happen inside that window — and we track every deadline.
Can I buy new construction with an agent?
Yes — and you should. The builder's sales team works for the builder. We negotiate upgrades, review contracts, and attend walkthroughs on your side, usually at no cost to you.

Selling

For sellers
How do you decide what my home is worth?
From real comparable sales, current buyer activity, and your home's condition — not a website estimate. We'll show you the data behind the number.
Should I make repairs before listing?
Some, not all. Certain fixes return more than they cost; others won't move the needle. We walk the home with you and tell you honestly which is which.
What will selling actually cost me?
Commission (agreed in writing up front), any prep you choose to do, and any negotiated concessions. Before you list, you'll see a clear net-proceeds estimate — what you'll actually walk away with.
How long will it take to sell?
It depends on price, condition, and the season — but the first two weeks on market are the most powerful, which is why pricing right from day one matters more than anything.
What happens after I accept an offer?
The buyer's inspection and appraisal, possible repair negotiations, then closing — usually 30–45 days. We manage each step and keep you ahead of every deadline.
Do I have to stage my home?
Not formally. Clean, bright, and uncluttered does most of the work. Where staging would genuinely change the outcome, we'll say so — and where it wouldn't, we'll save you the money.
